Policies for Our Green Lodging in Seward, AK

At Angels Rest on Resurrection Bay, an award-winning property, we are pleased to provide an eco-friendly alternative to typical hotels in Seward, AK. We also offer one service animal/pet-friendly unit for those traveling with four-legged friends.  See our Animal-Friendly policies below.  As a tiny “Ma & Pa” operation, we take pride in being very much “hands-on.” Lynda is the behind-the-scenes person and makes herself as accessible to guests as she can, in person during daytime hours, and always by phone, to answer questions and assist with activity planning. Paul can usually be found on the grounds tending to the gardens. We also employ part-time workers to help us. In-between employees, we serve as housekeepers too!

Cabin Policies and Features

    • Self-Check-in: After 4 PM you may go directly to your unit
      • Early check-in is not usually available but feel free to check with us!
      • Please request any special arrangements well in advance of arrival
    • Check-out by 10 AM (Summer)
      • Express check-out ~ just leave the key where you found it & call or text to say goodbye
      • Off-season check-out is 11 AM (March, April, October)
      • Please ask in advance about late-checkout
    • QUIET HOURS are between 10 pm and 8 AM
    • We appreciate it if you remove your shoes inside (Alaska Tradition). (Most of Alaska is unpaved so you may find other properties with the same request.)
    • All guests must be registered with us; this includes all children or infants (to comply with Alaska State Law)
    • Each unit has a maximum occupancy rating. of
      • ALL cabins or standard rooms with one bed is two (2), guests
      • Maximum occupancy of a mini-suite units is three (3) guests
        • Additional fees apply for 3rd person ($50 per person per night)
    • We have one Service animal/pet-friendly unit
      • So that it can be properly prepared, this room must be pre-reserved for animals (limited to dogs and cats) (View Nest Room), and all animals must be pre-registered
        • No service animals or pets inside any other cabins or rooms because we are an allergy-friendly property
    • To Ensure Healthy Air for all our guests, our entire property is Tobacco-Free (Others, Please Ask)

      • We have one ADA unit, the Gatehouse Cabin
      • Access to the Guest Services Building is not ADA

Reservation Process

      • Once you submit your reservation details via our secure server, the following will happen:
      • Immediately you will receive a confirmation email with all the details, including taxes, additional fees, and policies, terms, and conditions.
        • You have 24 hours to decline the booking if you disagree with our terms & conditions & policies. Failure to cancel is your acceptance and agreement to adhere to the policies, terms & conditions.
        • If you selected the cash discount, we will manually need to make the correct adjustment. That cash discount email should arrive within a few hours.
      • The confirmation will specify the payment method. If you indicated a preference for cash payment, there would be a note of that. If time does not allow for mailing payment (60 days), the credit card rate will be used.
      • We will also include information on Trip Cancellation/ Trip Interruption Insurance. We highly recommend that guests protect their vacation investment by purchasing some form of Trip Cancellation or Trip Interruption Insurance.
      • Payment terms for multiple units or group bookings are different from single bookings.  Contact us for details.

Housekeeping Policies

During your stay, you have your cabin or room to yourself for maximum privacy. Daily housekeeping service is available for an extra charge. Our housekeeping schedule is as follows:

      • Fresh towels after three nights or as needed (notify us, and we’ll serve you sooner)
      • New supplies every three days or as needed (notify us, and we’ll serve you sooner)
      • Trash removal every three days or as needed (notify us, and we’ll serve you sooner)
      • Fresh sheets every seven days (ask us, and we’ll serve you sooner)

We want guests to be comfortable and happy and will adjust the above schedule as requested. We may do a drop-off service rather than enter your unit.

All units are designed to be self-catering. Guests wishing for daily service have the option, between May 15 and September 15 of adding Daily Service to their reservations, with an additional cost of $15 per night.

    • Daily Service if purchased includes bed straightening, trash removal, towel freshening, and supply restocking. Dishwashing and bed-making are not included in daily service.


We are an incredibly small company operated by two senior citizens and part-time staff. We enjoy providing you with a fantastic lodging experience and will do everything we can to be 100% prepared for your visit. We cannot predict Mother Nature’s plans, or what the Universe has in store for all of us, nor will we be held responsible for their whimsy.  Our policies do not cover extraordinary circumstances (wildfires, floods, storms of any kind, acts of God, pandemics or viruses, acts of war, terrorism, riots) or anything outside the ordinary course of daily life.

Please do not travel unprotected. We strongly suggest the extremely wise and low-cost investment of Trip or Travel Cancellation Insurance to protect you from a wide variety of possibilities. Make sure you check what’s covered and purchase any riders they offer as well!  We can’t help if you aren’t covered for whatever the issue is.

Angels Rest on Resurrection Bay is proud to offer our guests an affiliation with one of the best opt-in trip insurance sites: TravelGuard. In our Confirmation, we will also provide you with a link to TravelGuard and an alternative insurance site as well. Plans cost roughly 10% of your trip investment, for your non-refundable expenses.

Our Cancellation Policy

      • No payment is due to us till 30 days in advance of arrival for single-room bookings.
      • Direct Booking Cancellations that occur more than thirty (30) days in advance of arrival for single unit bookings will get charged the cancellation processing fee at the time of cancellation regardless of the cause of the cancellation. Multiple unit bookings and groups are handled differently.
      • Direct Booking Cancellations that occur for valid individual personal reasons less than thirty (30) days in advance of arrival, if the unit is resold,  will receive a credit of payment, minus the cancellation processing fee (in the form of a gift certificate). If the unit cannot get resold, funds are forfeited. Refunds require Trip Insurance. Medical cancellations may receive special treatment. If appropriate extraordinary circumstances credit on cancellations for non-personal reasons without insurance will be limited to 50%, minus fees, and two years. Group and multiple bookings are handled differently.
      • All Summer (May through September) cancellations are subject to a $25 per night, per room cancellation fee. Any waiving of fees is on a case-by-case basis.
      • All Off-Season (October thru April) cancellations are subject to a $15 per night, per room cancellation fee. Any waiving of fees is on a case-by-case basis.
      • Cancellations involving redeemed Covid related Gift Certificates are exempt from standard policy and will be handled on a case-by-case basis.
      • Channel Bookings ~ Terms per the Channel at the time of your booking. Set by Channel at booking and are Non-negotiable by us. In the event the Channel changes or drops its policies, then our policies will apply.
      • The Property reserves the right to modify our Cancellation Policy as needed given the world and national conditions and without advance notice. We are honorable people with integrity and will do what is necessary to ensure our longevity as a business so that we can continue to serve our customers in the best manner possible.\

Our standard rates are already very reasonable and are lower than many who offer far less in the way of comforts and amenities. We offer discounts based on the following:

      • Season
      • Length of stay
      • Military
      • Alaska Resident
      • Mid-week special
      • Weekly Rate (Love Nature!)

Sometimes we run special promotions that require a discount code to work.  Certain restrictions may apply to any of our special rates or discounts. If you have a coupon, discount code, or gift certificate, please be sure to input it when making your reservation.

Terms and Conditions

Deposits & Payments:

      • If you arrive in less than 30 days, your card will get charged when you press submit.
      • Otherwise, we will charge your card 30 days in advance of arrival.
        • You will get charged 100% at that time. It is non-refundable.
      • If you have booked two units, payment is due 60 days in advance, and
      • Payment is due at least 90 days before arrival for three or more reserved units.
      • Large groups may have a payment schedule established.
      • All payments once made are non-refundable. Gift Certificates may be issued depending on the circumstances. (see Cancellation Policy).

Channel bookings (Expedia, Hotels, Booking, Travelocity, etc.):

      • Payment is due at booking, and these bookings tend to be non-cancellable/non-refundable.
      • The channel’s terms override our terms.
      • Modifications and cancellations must be submitted via the channel through which you booked.
      • Direct booking with the property has additional benefits beyond booking through a channel.

Limitations On Changes:

      • If you change dates on a direct booking (instead of cancellation), we will waive the Cancellation Fees once.

Room Occupancy:

      • Per Alaska Law, all guests must be registered by name and address regardless of age.
      • Units with one queen bed have a maximum occupancy rating of 2 guests regardless of age.
      • Mini-suites have a maximum occupancy rating of three guests (an additional $50 per person per night fee for the third person applies.)
      • All occupancy ratings are regardless of age and are strictly enforced. There is a $250 penalty for violating this policy.
      • Additionally, if on-site when the violation is discovered, we will charge the normal extra per person per night fee of $50 for all infractions, and we cancel the remainder of your stay; no refunds will be issued.

Quiet Hours are Strictly Enforced:

      • Quiet hours are between 10 pm,and 8 am.
      • Guests creating disturbances for other guests will be asked to leave, and no refunds will be available.

Room Condition and Damages Policy:

      • Units are self-catering; cleaning supplies get provided. We expect you to treat our property with respect and generally leave your lodging in the condition you found it but gently used.
      • Candles, the burning of candles, and all plug-in odor makers are not permitted. Damages caused by violating this policy will be billed in full to the guest.
      • Light cooking supplies are provided. Please do not plan on heavy cooking (e.g. spaghetti, homemade soup, etc.)
      • You are not required to clean the unit for the next guest; however, the unit should be left in reasonable condition without extensive trash, rearranging of furniture,  or destruction or theft of the contents.
      • If you book multiple units, you are responsible for keeping the contents of each unit intact. Moving items among cabins or rooms is prohibited. Violations will be liable for an additional cleaning charge of $100-$250 depending on the conditions. We will document all damages in advance of payments collection. Damages and losses will get billed at cost plus labor.

Service Animal/Pet Policy:

      • Only dogs and cats are permitted.
      • All animals must be preregistered and staying in the View Nest unit.
      • We are an “allergy-friendly property,” therefore there is a $25 cleaning fee per animal/per night plus tax.
      • We assume and rely on you to travel with bowls, beds, litter boxes, etc., whatever needs your animal requires to make them comfortable.
      • Animals(s) are never to be left unattended inside the room, even if kenneled and should be kept leashed at all times when outside.
      • Barking or noise that disturbs other guests is not allowed.
      • Pick-up bags for solid waste are provided.
      • No additional cleaning or deposit is required, but a minimum $250 damages fee for wear beyond normal or damages. Damages exceeding $250 will get billed at cost. Please don’t hesitate to contact us if you have questions.
      • There is a maximum of three pets per visit.

Private Property:

      • Our property is reserved for our guests only.
      • Visitors are not allowed nor are gatherings or parties of any kind without prior management approval and appropriate damage deposit on file.
      • There is a $250 penalty fee for violating this policy.
      • Additionally, any remaining nights of a stay will be canceled and no refunds issued.

Check-In & Check-Out Policy:

      • Check-in time is self-service after 4 pm and before 10 pm.
        • Those arriving after 10 pm must observe the Quiet Hours policy.
      • May-September Check-out time is self-service any time before 10 am.
      • October-April Check-out time is self-service any time before 11 am.


      • Suppose the guest processes a chargeback against Angels Rest or subsequently requests arbitration. In that case, the guest will be liable for all fees charged to Angels Rest due to the dispute/arbitration if the original chargeback ruling favors Angels Rest.

Right to Deny Accommodations and Ejection Policy:

We will automatically deny service for the following. If you are on-site, you will get ejected:

      1. Nonpayment.
      2. Disorderly conduct or disturbing other guests.
      3. Using the premises for an unlawful act.
      4. Bringing property that may be dangerous to others onto the premises, or anything previously stated as banned (extra vehicles, etc.).
      5. Failing to register as a guest or failure to register other members of your party.
      6. Using false pretenses to obtain accommodations.
      7. Being a minor unaccompanied by an adult registered guest.
      8. Exceeding the guest room occupancy limit (no extras, no parties, no visitors).
      9. Violating federal, state, or local lodging establishment laws or regulations.
      10. Violating the establishment’s posted rules or stated guidelines.
